Suspension

However, NSW Fair Trading suspended the former top-selling agent’s licence for an additional 120 days, in August 2025. They cited ongoing investigations into alleged breaches of underquoting laws and conduct rules connected to a “commission incentivizing scheme.

Regulators also stated the extended suspension stems from a comprehensive investigation that indicates him and Tesolin Consulting Pty Ltd may have committed multiple legal contraventions, including:

  • underquoting the selling price of more than one hundred residential properties
  • engaging in dummy bidding at auctions
  • producing false documents for NSW Fair Trading
  • using high-pressure sales tactics

These alleged actions occurred while Josh Tesolin and his consultancy operated under Ray White (Quakers Hill – Tesolin Group).

The investigation also extends to entities associated with him, with authorities alleging further instances of underquoting, dummy bidding, falsified documentation, and aggressive sales behaviour.

Although his original suspension ended on 6 December, he was issued a supplementary show-cause notice requiring him to explain by 5 pm on 27 January 2026. To explain why disciplinary action should not be imposed.

The notice additionally claimed that he still operated as a real estate agent despite his licence being suspended. This prompted regulators to extend the original suspension issued on 9 August.

Amid these developments, he has formally rebranded his high-performing Western Sydney agency to NGU Quakers Hill from The Tesolin Group.
